We’re heading straight into the winter season, and here’s our monthly market update for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

According to REBGV’s October market report, it looks like the Metro Vancouver housing market is experiencing a fall pickup in home sale activity.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,858 in October 2019, a 45.4% increase from the 1,966 sales recorded in October 2018, and a 22.5% increase from the 2,333 homes sold in September 2019.

We’re now officially in the last quarter of the year! Here’s our monthly market update for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

In their latest media release, the REBGV is reporting that increased demand has helped the housing market reach balanced territory in September. In fact, home buyer demand has returned to more historically typical levels in Metro Vancouver over the last three months.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,333 in September 2019, a 46.3% increase from the 1,595 sales recorded in September 2018, and a 4.6% increase from the 2,231 homes sold in August 2019.

Bye, summer! Hello, fall! Here’s our monthly market update for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

As stated in their August market report, the Metro Vancouver housing market has seen an uptick in sales this summer.

REBGV reports that residential home sales in the region totaled 2,231 in August 2019, a 15.7% increase from the 1,929 sales recorded in August 2018, and a 12.7% decrease from the 2,557 homes sold in July 2019.

However, August sales were 9.2% below the 10-year August sales average.

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 13,396, a 13.3% increase compared to August 2018 (11,824) and a 5.9% decrease compared to July 2019 (14,240).

As noted in their most recent media release, REBGV has seen an increase in home sales for the month of July. Though it is a traditionally quieter month in real estate, it has turned out to be the second highest selling month so far this year.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,557 in July 2019, a 23.5% increase from the 2,070 sales recorded in July 2018, and a 23.1% increase from the 2,077 homes sold in June 2019.

Last month’s sales were 7.8% below the 10-year July sales average.

July is here, and as always, here’s our monthly market update for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

According to their most recent market update, housing supply is up, while home sales and prices are both down in June.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,077 in June 2019, a 14.4% decrease from the 2,425 sales recorded in June 2018 and a 21.3% decrease from the 2,638 homes sold in May 2019.

Last month’s sales were 34.7% below the 10-year June sales average. This is the lowest total for the month since 2000.

June is upon us, and as always, here’s our monthly market update for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

According to their most recent market update, May has seen modest increase in home sales while housing supply reaches a five-year high.

REBGV reports that residential home sales in the region totalled 2,638 in May 2019, a 6.9% decrease from the 2,833 sales recorded in May 2018, and a 44.2% increase from the 1,829 homes sold in April 2019. May sales were 22.9% below the 10-year May sales average and was the lowest total for the month since 2000.

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 14,685, a 30% increase compared to May 2018 (11,292).

As stated in their latest media release, reduced demand and increased supply remain the trend across Metro Vancouver’s housing market.

The board reports that residential home sales in the region totaled 1,829 in April 2019, a 29.1% decrease from the 2,579 sales recorded in April 2018, and a 5.9% increase from the 1,727 homes sold in March 2019.

Last month’s sales were 43.1% below the 10-year April sales average.

According to REBGV’s latest news release, Metro Vancouver home sales dipped to the lowest levels seen in March in more than three decades.

The board reports that residential home sales in the region totalled 1,727 in March 2019, a 31.4% decrease from the 2,517 sales recorded in March 2018, and a 16.4% increase from the 1,484 homes sold in February 2019.

Spring Forward! It’s time for our monthly housing market stats for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

According to REBGV’s latest release, the Metro Vancouver housing market saw increased supply from home sellers and below average demand from home buyers in February, and last month’s sales were 42.5% below the 10-year February sales average.

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 11,590, a 48.2% increase compared to February 2018 (7,822) and a 7.2% increase compared to January 2019 (10,808).

For all property types, the sales-to-active listings ratio for February 2019 is 12.8%.

Once again, it’s that time of the month to check on how the market has been doing. Here are the latest housing market stats for areas covered by the Real Estate Board of Greater Vancouver (REBGV)!

According to REBGV’s most recent press release, home listings continue to increase across all housing categories in the Metro Vancouver housing market while home buyer activity remains below historical averages.

They have cited that January 2019 sales were 36.3% below the 10-year January sales average and were the lowest January-sales total since 2009.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12% mark for a sustained period, while home prices often experience upward pressure when it surpasses 20% over several months.
